Real estate conveyancing lawyers in Surrey, BC
Buying or selling a home is, for most people, the largest transaction they will ever sign. The contract is usually short, the deadlines are fixed, and the money moves in a single day. What a lawyer does is make sure the title you receive is the title you agreed to buy, that the funds and documents arrive in the right order, and that nothing registered against the property comes as a surprise afterwards.

Your first consultation is free, in person at our Surrey office. Evenings and Saturdays by appointment.
We act on residential purchases, sales and refinancing, and on transfers between family members. Because the firm also practises family law, we handle transfers that follow a separation, where title, the mortgage and a separation agreement all have to line up. Where a deal falls apart or owners fall out, that work moves to our civil litigation practice.

Learn moreWhat does a real estate lawyer actually do on a purchase?
After the contract is firm, we search the title to see what is registered against the property: the existing mortgage, easements, rights of way, building schemes, liens and any charges the seller has to clear before closing.
We then prepare the transfer and mortgage documents, confirm the property taxes and utilities are adjusted to the right date, meet you to sign, and hold the funds in trust until the transfer and the new mortgage register. Only once registration is confirmed does the money go to the seller and the keys come to you.
On a sale, the work runs in reverse: we clear the existing charges, calculate the adjustments, and account to you for the balance.
Do I need a lawyer or a notary for a purchase?
Either can handle a straightforward conveyance in British Columbia. A lawyer can also advise on the contract, act if the deal turns into a dispute, and deal with related family or estate issues, which matters when the transaction is not straightforward.
What will closing cost besides the purchase price?
Typically Property Transfer Tax where it applies, title and registration charges, adjustments for property taxes and utilities, and any strata fees. Please contact us for our fees.
Can you act for both me and my lender?
Yes, that is standard on residential purchases and refinances, and the lender’s instructions come with their own requirements that we follow.
