A refinance looks simpler than a purchase, and in most respects it is: the property does not change hands. What still has to happen is exact. The new lender’s instructions have to be followed to the letter, the old mortgage and any secondary charges have to be paid out and discharged, and the new charge has to register before funds advance.
We act on refinances, lender switches and second mortgages, and on private lending where the terms need particular care.
What we help with
- New mortgages and lender switches
- Paying out and discharging existing mortgages, lines of credit and liens
- Second mortgages and private lending arrangements
- Adding or removing a borrower on refinancing
- Lender instruction requirements, including title insurance where required
How it usually works
- 01
Lender instructions arrive
Once your lender sends instructions, we confirm what has to be paid out and what the lender requires before advancing funds.
- 02
Payout figures and signing
We obtain payout statements for the existing charges and meet you to sign the new mortgage documents.
- 03
Register and settle
The new charge registers, the old charges are paid out and discharged, and any remaining funds are paid to you.
