Real Estate Conveyancing

Residential Purchases & Sales

Closing the purchase or sale of a home, from title search to the day the keys change hands.

Most residential deals in British Columbia follow the same shape: an accepted contract, a period to remove conditions, then a closing date when documents register and money moves. The legal work sits at the end of that timeline, and it is tighter than people expect.

We search title, review what is registered against the property, prepare the documents you sign, handle the adjustments for taxes and utilities, and register the transfer through the Land Title Office. Where a property is a strata lot, we also review the strata documents that affect your ownership, such as the form B and the depreciation report.

What we help with

  • Title searches and review of charges, easements and liens
  • Transfer, mortgage and statement of adjustments documents
  • Strata purchases, including form B and strata charges
  • Property Transfer Tax, including first-time buyer and newly built home exemptions
  • Non-resident purchasers and additional tax questions
  • Sales, including clearing existing mortgages and charges

How it usually works

  1. 01

    Send us the contract

As soon as your contract is firm, send it over with your lender’s details. Earlier is better: some issues take days to fix.

  2. 02

    Searches and documents

We search title, order the necessary information, prepare your documents and send you the figures before the signing appointment.

  3. 03

    Sign, register, close

You sign, we register the transfer and mortgage, funds are released, and you receive a final report with your registered title.

Questions

Common questions about residential purchases & sales

How far ahead of closing should I contact a lawyer?

As soon as the contract is firm, and at least a week or two before the closing date. Title problems, missing discharges and lender instructions all take time, and a rushed file is where mistakes happen.

Do I have to pay Property Transfer Tax?

Most buyers do, calculated on the fair market value of the property. Exemptions exist, including for many first-time buyers and some newly built homes, each with its own conditions. We check whether you qualify before closing.
